Summit, New Jersey

Summit's best rooms aren't always in the house.

Summit's properties carry buildings the rest of the county forgot how to build — carriage houses, garden studios, pool houses — and the town increasingly wants them heated, cooled, and working year-round.

Conditioning a detached building.

An accessory building is a small, honest HVAC problem: no ductwork can reach it, its envelope was rarely built for January, and it needs equipment proportionate to a few hundred square feet rather than a scaled-down version of the house system. Ductless heat pumps are the natural instrument — one compact outdoor unit, one or two heads, heating and cooling from the same hardware — and the design work is in the specifics: electrical supply out to the building, condensate routing, and freeze strategy for the weeks nobody crosses the yard. We also keep the installation presentable, because a carriage house earns its keep partly by how it looks.

The main houses.

Summit's primary residences get the full practice their scale calls for — zoned systems for three-story homes, radiator service where the originals remain, cooling added without disturbing finished interiors, and replacements proposed from a measured load. Projects are scheduled in advance from Clifton with the timeline in the proposal.

Frequently Asked Questions

Summit questions, where the best rooms aren't always in the house.

Can a detached Summit office be comfortable in January without ducting from the house?

Yes. A cold-climate ductless system heats a well-built accessory space through the winter on its own, with no connection to the house system. Where the building's envelope is the weak point, we say so, because equipment cannot outwork an uninsulated wall.

Does an accessory building installation need permits?

Qualifying work does, and we file them with the city as part of the project — along with the electrical coordination a detached building usually requires.

Pacific Air also serves neighboring Springfield and Westfield.
